dc.description.abstract The main objective of this research was to determine the viability and feasibility for the creation of a shopping mall in the municipality of Santa Lucia for the period 2022-2023. The research was developed with a quantitative approach, through the collection of statistical data on the commercial needs and intentions of renting premises that residents and tourists of the Municipality of Santa Lucia, Depto. Francisco Morazán. The survey was developed with a sample of 387 people, taken from a population of 293,611 people, to whom a survey was applied in which the existing commercial needs in the area were identified, as well as the intention to rent a place in the area. mall. According to the analysis carried out, 42.7% are between 29 and 39 years old and 41.7% are between 18 and 28 years old. Likewise, 60% of those surveyed believe that the construction of a shopping mall will help disperse tourists and therefore will contribute to reducing tourist saturation in the urban area of the municipality. Within the needs identified in the residents, this being 40% of the respondents, 94% of the residents consider the importance of having banks, 69.9% with restaurants, 47% with social areas, 44.6% with mini-supermarket and 43.1% with cafeterias. Like tourists, being 60% of the total respondents, 68.8% consider that the square has restaurants, 63.6% with banks and ATMs and 51% with cafeterias. Being the business model the rental of premises, after considering the needs of tourists and residents of the area, 82.4% of the total respondents would be interested in renting a place within the commercial plaza, 35.3% would be willing and interested in leasing a premises of between 10-20 m2, 29.4% of between 5-10 m2 and 23.5% of between 20-30 m2 and in the same way 70.6% would be willing to pay a rate per m2 that oscillates 30 at 40 dollars. It is concluded that the project to create a shopping mall in the municipality of Santa Lucia for the period 2022-2023, could be viable and feasible, given that there is a need and the opportunity can be promoted due to the high demand and low supply. existing in the area. es
